If it takes floor finish, we strip and wax it. Commercial-grade equipment and finishes for every surface below.

VCT (Vinyl Composition Tile)

The classic commercial floor. Schools, offices, retail. Requires strip-and-recoat every 12-18 months to keep the finish from yellowing and the tile from wearing through.

Vinyl Sheet Flooring

Continuous roll vinyl used in healthcare, labs, and clean rooms. Needs careful stripping — too aggressive and you lift the seam. We know the difference.

Luxury Vinyl Plank

LVP often has a factory finish that shouldn’t be stripped — but many get wax added by well-meaning cleaners. We remove the bad finish and restore the factory look.

Rubber Flooring

Gyms, fitness centers, medical. Rubber needs manufacturer-specific cleaners and sealers — use the wrong chemistry and you void the warranty. We use what the manufacturer specifies.

Terrazzo

Classic terrazzo floors take floor finish beautifully. Strip, polish, and re-coat restores the depth that makes terrazzo look like terrazzo — not a dingy gym floor.

Sealed Concrete

Polished concrete with a sealer can be stripped and refinished to bring back the shine. Unsealed concrete needs sealing first — we’ll tell you straight which one you have.

THE PROCESS

What a Real Strip & Wax Actually Looks Like

Four steps. No shortcuts. Here’s what happens:

Full Strip

Commercial stripper applied, dwell time, then agitated with a rotary machine and black stripping pads. All the old finish comes off — not 80%, all of it. Skipping this step is why floors fail early.

Deep Clean & Rinse

After the strip, the floor gets rinsed twice with clean water and a neutralizer. Any stripper residue left behind ruins the adhesion of the new finish. We don’t cut corners here.

Apply Finish

Four to six thin coats of commercial floor finish, dried between coats. Thin coats level better and last longer than two thick ones. Patience on this step pays back for years.

Burnish for Shine

High-speed burnisher brings the finish to a wet-look shine. This step is optional — some facilities prefer matte — but if you want that glass-like gym floor look, this is how it’s done.
